As a full service residential design firm, we develop plans & construction drawings for homeowners and contractors as part of our full service design package that are permit ready. While we do not provide stand-alone drafting services for projects that are already designed, we can provide construction drawings & design direction for contractors seeking design assistance for their residential projects they take on.
We pride ourselves on the craftsmanship and readability of our plans. We believe that plans that are easy to read save time & money, helping homeowners, general contractors and subcontractors stay on the same page. Our plans are detailed and may include 3D renders or isometric views, using color where appropriate, and may include schedule calculations (e.g. for tile take-off schedules), helping take the guesswork out of your project.
During construction we also provide design administration services to contractors and their subcontractors, keeping the project’s vision on track and handling any RFI’s (requests for information) that may come up.

An architect or home designer is a lot more involved in the nuts and bolts of a housing project. In addition to providing detailed plan drawings, they will also provide design direction, client-contractor liaison, property research, and act as a “creative director” for the project.
As such, as residential designers we do not typically take on “drafting only” projects where we produce only construction drawings to an exact specification. For such services, a draftsman would be more appropriate to hire.

While we do produce simple site plans to show context for permit documentation, we do not formally establish property lines or create highly detailed site plans that would be more appropriate from a licensed surveyor.
If your project should need a licensed surveyor, we are happy to connect you with one as part of the process should it be determined that one is needed.

After a free consultation to evaluate the scope of the project, a total design fee will be created on a flat fee basis. If your project has a grander scope, typically this cost is included as part of our full service design offering.

We certainly do! Before we embark on any project we will always offer a free consultation so that we can get to know each other and see if we’ll be a good fit. If so, we’ll be happy to provide design services, including consultation, for projects big or small.
